of の核心(全体から切り出したかけら)Of: A Piece Cut From the Whole
Prepositions
a piece of cake はケーキから切った一片、the roof of the house は家から切り出した屋根の部分。
The picture behind of is a piece cut from a whole. "A piece of cake" is a slice taken from the cake; "the roof of the house" is the part of the house you've separated out to talk about. It marks a relationship in which the two were one thing before you cut. Possession, parts, and materials all grow from that single image.
They Were One Thing First
The two nouns that of joins belong together to begin with. A roof is part of a house; a cover is part of a book. That makes of the right word for something that was already there. When the link came about later — a car someone bought, say — the possessive 's is the natural choice instead.

Common Mistake
×I borrowed the car of my brother.
○I borrowed my brother's car.
ただし絶対ではなく、the opinion of the committee のように組織でも of を使う型はあります。
This uses of for something a person owns. It's understandable but roundabout. A car isn't part of your brother; he acquired it. Links formed after the fact belong to 's. As a guide: people, animals, and organizations take 's, while parts and materials of things take of. It isn't absolute — "the opinion of the committee" is perfectly good — but with a person involved, try 's first.
